Initial Services

Here is when we can help the most. If you have not acquired the property it will give us a chance to look at the building conditions and utility arrangements which will effect the cost of construction. We can also help you purchase the property as we are also Licensed Realtors.
- Financial Assistance
- Concept to Design Assistance
The conceptual phase starts with the initial meeting. Sketches are done to layout your vision and needs so to narrow costs and size of structure. Then we get an approved detailed sketch and inclusions you want and start designing.
- Budget evaluation (Value Engineering)
During the design phase we will always be looking for ways to save or cut costs whic will be given back to you. That commitment continues throught the entire construction process.
- Construction Management
This is a management technique used to bring down costs of the fees for the contractor. There is a participation from the Owner that reduces the Contractors liability and the flow of funds. We can also set up a Owner/Builder participation that will limited use of the Contractor.
- On-site & Off-site Development
This is more for Commercial and would be very key at Lot Acquisition. There are many more issues to consider and the Owner needs to understand as costs could get to be high.
- Permits and Plan Review
We also offer monitoring the plan review proocess once design is complete to help avoid some delays that could slip buy easily. We do not charge a fee if we do the design.
